      <title>When flashing goes wrong.</title>
      <description>&lt;p&gt;&lt;strong&gt;When flashing goes wrong.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;It is always a bad sign when there is a tarp on a roof.&#160; Tarps are meant to temporarily keep water off of things.&#160; They don't stand up to the hot Phoenix sun.&#160; When I saw this tarp I just had to see what was under it.&lt;/p&gt;

&lt;p&gt;Here is what I found when I uncovered it.&lt;/p&gt;

&lt;p&gt;This flashing must have been a patch just like the tarp was a temporary patch.&#160; The vertical flashing should be behind the stucco to catch any moisture that penetrates through.&#160; The horizontal flashing should be under the roof tiles.&#160; Caulking like this has to be repaired often.&#160; The best method of flashing to use here is step flashing.&lt;/p&gt;
&lt;p&gt;Here is a diagram of step flashing from NACHI.&lt;/p&gt;

&lt;p&gt;The end result of this temporary patch is a large water leak.&lt;/p&gt;

&lt;p&gt;If the first leak had been patched properly perhaps all this damage could have been avoided.&lt;/p&gt;

      <title>Gas Line Sediment Trap Or Escape Hatch?</title>
      <description>&lt;p&gt;Here is a great post by Jay Markanich on proper placement of shut off valves.&#160; This is an important thing to look for when purchasing a Phoenix home.&lt;/p&gt;

&lt;p&gt;So, is this a gas line sediment trap or escape hatch?&#160; You decide.&lt;/p&gt;
&lt;p&gt;The features list in the house said, "Newly installed HVAC system 2011!"&#160; All true.&#160; And done professionally!&lt;/p&gt;
&lt;p&gt;Judging from the duct work the previous system was quite old.&#160; Replacing it was only smart.&#160; And good for my clients!&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/7/0/0/8/4/ar131788855148007.JPG" height="290" alt="" width="387"&gt;The sediment trap is the longer section of black iron gas tubing that is sticking straight down.&lt;/p&gt;
&lt;p&gt;It has been called by various names, and there are those who split hairs and say that only the term "sediment trap" is correct.&#160; But still, it is what it is.&lt;/p&gt;
&lt;p&gt;The purpose is just as its name says.&#160; Historically, when natural gas was first pumped into houses it came with sediment and moisture.&#160; That could all get into and damage the appliance using the gas.&lt;/p&gt;
&lt;p&gt;So they devised a trap, which you see to the left, to capture that as it would fall harmlessly into the bottom of the lowest section.&#160; In the "olden days" they used to remove that section of pipe periodically to dump out the trapped sediment.&#160; The extended pipe should be 3" minimum.&lt;/p&gt;
&lt;p&gt;Fine.&#160; Today our gas is cleaner and drier and there are those who say that the traps may not be necessary.&#160; But still, most installation practices require them.&#160;&lt;/p&gt;
&lt;p&gt;I have spoken with plumbers who say they should not be used outdoors or in attics as the moisture trapped inside could freeze and cause the pipe to burst or move the nipple at the bottom causing a leak.&#160; But still, most codes require them.&#160; When I don't see a sediment trap present I note it for my client.&lt;/p&gt;
&lt;p&gt;You can see the new piping here, new condensate line, new cables, new switch servicing the new humidifier and new condensate pump - new, new, new!&#160; They did it right.&lt;/p&gt;
&lt;p&gt;But wait!&#160; What's wrong here?&#160; This is a new system, installed by a professional because they proudly placed their company sticker, with installation date, onto the unit.&#160; It also says, &lt;em&gt;"Please call &lt;span&gt;US&lt;/span&gt; to answer any future questions or to satisfy any future needs!"&lt;/em&gt;&lt;img src="http://activerain.com/image_store/uploads/1/2/9/8/7/ar131788919178921.JPG" height="195" alt="" width="189"&gt;&lt;/p&gt;
&lt;p&gt;So, again, what's wrong here?&lt;/p&gt;
&lt;p&gt;Looking closely, as a home inspector is supposed to do, you might notice that the gas shut-off valve is between the sediment trap and the furnace!&lt;/p&gt;
&lt;p&gt;If someone wanted to remove any debris from the sediment trap (and I have spoken with many, many plumbers who say there is no debris in modern times, but I digress) and dutifully shut off the gas valve before beginning, gas would still escape from the sediment trap tubing!&lt;/p&gt;
&lt;p&gt;Obviously there is a way around this still.&#160; The main gas line valve on the indoor manifold, or the gas meter itself, could be turned off to safely remove the sediment trap.&#160; But that would turn off the gas to other appliances, and any pilot lights in the house, such as the water heater, and cause unnecessary work as they would all have to be relit.&lt;/p&gt;
&lt;p&gt;The shut-off valve really should have been placed BEFORE the sediment trap.&#160; &lt;strong&gt;This current installation might even indicate the valve was not correct from the start as this company mimicked what the previous installation looked like!&#160; &lt;/strong&gt;But I really don't know.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&lt;/strong&gt;&#160; when a home inspection is done, it is important to see the whole picture.&#160; A little thing like this might go unnoticed forever, and maybe not even by the professional HVAC company, but it was not unnoticed on this inspection!&#160; And at least it's a simple fix.&#160; I guess that company is going to get called after all!&lt;/p&gt;

&lt;li&gt;Install a programable thermostat.&#160; Here is one that Home Depot carries.&#160; &lt;a href="http://www.homedepot.com/h_d1/N-5yc1v/R-202216462/h_d2/ProductDisplay?langId=-1&amp;amp;storeId=10051&amp;amp;catalogId=10053#reviews" title="Programable Thermostat"&gt;1 Week Programmable Thermostat&lt;/a&gt;.&#160; This model allows you to program 4 different time periods each day and allows different programing for the weekend.&#160; Most time-of-use plans have weekends and some holidays as non peak.&#160; If you need to set a different program for Saturday than you do on Sunday you will want &lt;a href="http://www.homedepot.com/h_d1/N-5yc1v/R-202024250/h_d2/ProductDisplay?langId=-1&amp;amp;storeId=10051&amp;amp;catalogId=10053" title="5-1-1 programable thermostat"&gt;this model&lt;/a&gt;.&#160; If you are not to comfortable with installing the thermostat yourself then call Clint Cluff at Cluff Mechanical 623-332-1350 and tell him I recommended him.&lt;/li&gt;
&lt;li&gt;Lastly and most important, set the temperature during the off peak times to 75 degrees.&#160; Set the temperature during the peak times to 81 degrees.&#160; You will notice that during the peak times the air conditioner may not even come on.&lt;/li&gt;
&lt;/ol&gt;
&lt;p&gt;If you were running your thermostat at 81 degrees all day and reprogram it as I have suggested you should save around $30 per month.&#160; If you weren't on a time of use plan then you could save even more.&lt;/p&gt;

&lt;p&gt;Many times people use various kinds of space heaters to heat a particular room.&#160; They come in all shapes and sizes.&#160; Most of the time it is the living room or the bedroom, but never the closet.&#160; Here in Phoenix there are maybe one or two months where space heaters are used.&#160; You can open your blinds up and heat up a room very quickly this time of year.&#160; Here is a picture I took with an infrared camera recently at an inspection at a Phoenix home.&lt;/p&gt;
&lt;p&gt;&lt;img title="Uninsulated Attic Hatch" src="http://activerain.com/image_store/uploads/6/3/0/3/1/ar131293264013036.jpg" height="274" alt="Uninsulated Attic Hatch" width="274"&gt;&lt;/p&gt;
&lt;p&gt;At first glance you might think that this is just a window without blinds.&#160; It is actually an attic hatch in the closet ceiling.&#160; The attics in Phoenix get very hot.&#160; When there is only a half inch piece of drywall between your house and the attic it is the same as installing a window.&lt;/p&gt;
&lt;p&gt;Here is a simple fix to this problem.&#160; Normally builders just provide a piece of fiberglass batt on the back of the drywall.&#160; Once that comes loose from the drywall it never gets put back on.&#160; The simple fix for this is to get 2" thick rigid foam insulation.&#160; Cut it 1/4" smaller than the drywall.&#160; Glue two layers on to the back of the drywall.&#160; Place weatherstripping on top of the trim that the drywall sits on.&#160; This eliminates drafts.&lt;/p&gt;
&lt;p&gt;Implement this simple fix and you can eleminate hot closets.&lt;/p&gt;

      <title>How do you slowly blow up your neighborhood?</title>
      <description>&lt;p&gt;This is a follow up to the post &lt;a href="http://activerain.com/blogsview/2426232/what-not-to-do-when-listing-a-house-part-2" title="What not to do when listing a house"&gt;What not to do when listing a house part 2&lt;/a&gt;.&#160; I said that there was another disturbing addition at this property.&#160; It seems like common sense to know that a tree can get large and damage a foundation.&#160; I usually like to see large trees at least 10 feet from the house.&lt;/p&gt;
&lt;p&gt;Another component of the house that doesn't play well with roots is the plumbing system.&#160; Roots can cause leaky pipes and plug sewer lines.&lt;/p&gt;
&lt;p&gt;Here is one location where I just had to say get it out now while it is small.&lt;/p&gt;

      <title>What not to do when listing a house - part 2</title>
      <description>&lt;p&gt;Believe it or not, but I found another thing not to do when listing a house.&#160; This Glendale fixer-upper has some char to it from the outside, except for the target practice someone did to the front wall.&lt;img title="Glendale AZ House" src="http://activerain.com/image_store/uploads/3/8/8/0/4/ar131190191540883.jpg" height="222" alt="Glendale AZ House" width="297"&gt;&lt;img title="Glensdale AZ House" src="http://activerain.com/image_store/uploads/6/2/9/5/1/ar131190198215926.jpg" height="222" alt="Glendale AZ House" width="295"&gt;&lt;/p&gt;
&lt;p&gt;The problem, however was on the inside.&#160; At first glance there is a nice new 50 gallon water heater.&lt;/p&gt;

&lt;p&gt;The label says that it was built in 2009 and that it is electric.&#160; So far everything looks fine.&#160; On top I discovered that the water lines were hooked up.&#160; Then things got a little interesting.&#160; Can you see two glaring problems in this picture?&lt;/p&gt;

&lt;p&gt;The T&amp;amp;P line from the old water heater is cut off and not connected to the new one.&#160; The other problem is that there is no electrical supply to it.&#160; Not only is there no electrical wires supplying power to the water heater, the only fuel source that is available at the water heater is gas.&lt;/p&gt;
&lt;p&gt;What you really have here is lipstick on a pig.&lt;/p&gt;

      <title>Phoenix Home Inspection: Here is what happens with poor oversight.</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;span&gt;Phoenix Home Inspection:&#160; Here is what happens with poor oversight.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;While inspecting this home yesterday I noticed an anomally.&#160; The attic access hatch was in the utility room.&#160; In the garage there was another one not more than 4 feet away.&#160; This seemed kind of pointless to me.&#160; When I climbed into the attic I found out why.&#160; The framer had blocked out a location for the hatch in the hallway.&#160; The electrician put the light switch and convience outlet near that hatch.&#160; The mechanical contractor oriented the air handler properly for that hatch.&#160; Somewhere along the line someone decided that the hatch shouldn't be in the hallway and put it in the utility room.&#160; This put the hatch at the other end of the air handler.&#160; When someone goes up there to service the airhandler they have to climb over the ducts and reach out 4 feet past the platform to get to the light switch and outlet.&#160; &lt;img title="Attic Platform" src="http://activerain.com/image_store/uploads/9/6/5/0/1/ar129968866210569.JPG" height="453" alt="Attic Platform" width="587"&gt;&lt;/p&gt;
&lt;p&gt;The decision to move the hatch gained them very little in cosmetic appeal.&#160; The potential for physical harm to anyone working up there far outweighs anything they gained.&#160; As I write this post I can't help but wonder if this was done by the builder or by a previous homeowner.&#160; There was some break marks in the platform plywood.&#160; This suggests that the homeowner broke some of the plywood out to move it to the other end of the platform.&lt;/p&gt;

      <title>Two things not to do when listing a house.</title>
      <description>&lt;p&gt;&lt;span&gt;&lt;strong&gt;Two things not to do when listing a house.&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;
&lt;p&gt;The first thing I do when I enter a house to begin an inspection is to verify that all the utilities are on.&#160; Just a few days ago I did an inspection in the Tartesso subdivision way out west in Buckeye on Sun Valley Parkway.&#160; First thing comming in the door I rang the doorbell.&#160; The doorbell rang so I knew that the electricity was on.&#160; Next I went to the kitchen sink and turned it on to see if the water was on.&#160; Nothing came on.&#160; I went out to the main shutoff valve and turned it on.&#160; I went back inside and turned the dishwasher on so that it can run through a cycle while I am inspecting.&#160; Then I went out to the truck to get something.&#160; When I shut the truck door I saw a large amount of water gushing out of a pipe in the wall by the garage.&#160; I quickly shut the water and the dishwasher off.&#160; I then went to the garage to see what was happening.&#160; It turns out that someone had opened the t&amp;amp;p valve on the water heater and left it open.&#160; I closed it and turned the water back on.&#160; Everything is working now.&lt;/p&gt;

&lt;p&gt;Next I went into the kitchen and tried to light one of the burners on the range.&#160; The gas was coming out, but there was no spark from the igniters.&#160; I went out to the electrical panel and found what you see in the picture.&#160; Three of the kitchen breakers were turned off.&#160; This is unsafe because someone viewing the home might turn the knobs and walk away thinking it is not on.&#160; The gas would fill the house and either asphyxiate someone or blow the house up.&lt;/p&gt;

&lt;p&gt;When you are listing a house it pays to do a few simple things to make sure it is safe and operable.&#160;&lt;/p&gt;
&lt;ol&gt;
&lt;li&gt;Every chance you get you should operate every faucet in the house and flush every toilet.&#160; This keeps the water from evaporating out of the p-traps and letting sewer gases into the home.&#160; This also keeps the toilet flappers from sticking.&lt;/li&gt;
&lt;li&gt;Take a look in the electric panel periodically to make sure the proper breakers are on.&lt;/li&gt;
&lt;li&gt;Check the gas appliances to make sure all the knobs and controls are off.&lt;/li&gt;

      <description>&lt;p&gt;This spectacular custom Arizona home is nearing completion.&#160; It has been over 15 months since I began designing the plans for this home.&#160; The homeowners are extatic.&#160; They should be in it by mid February.&#160; I could have gotten better pictures, but I only had my cell pjone with me when I stopped by yesterday.&#160; Here are some of the highlights.&lt;/p&gt;

      <title>The new way to make rabbit  cages out of your AC unit</title>
      <description>&lt;p&gt;I was inspecting a Phoenix home today.&#160; When i came around the corner I saw what on first glance appeared to be some large rabbit cages.&#160; When I got closer I got sick to my stomach.&#160; Someone had stolen just the coils from both of these units and left everything else.&#160; The copper in the coils is unmarked and hard to tell where it came from once it is taken out and folded.&#160; The price of copper is soo high that it pays more to steel it than it does to install it.&lt;/p&gt;

      <title>Does Brick Really Need To Weep?</title>
      <description>&lt;p&gt;&lt;/p&gt;&lt;p&gt;In this article, Jay Markanich explains why brick needs to have weep holes.&#160; Here in the Phoenix area brick homes are a rarety.&#160; Stone veneer is not though.&#160; Most stone veneer will have a weep screed under it.&#160; If the brick veneer goes al the way to the ground then look for weep holes.&lt;/p&gt;&lt;div&gt;Via &lt;b&gt;&lt;a href="http://activerain.com/blogsview/1974020/does-brick-really-need-to-weep-"&gt;Jay Markanich (Jay Markanich Real Estate Inspections, LLC)&lt;/a&gt;&lt;/b&gt;:&lt;br&gt;&lt;blockquote&gt;
&lt;p&gt;In the olden days the brick siding you saw on houses was structural.&#160; There were two layers of brick, into what was tied structural members.&#160; The brick was structural, the wood was interior.&#160;&lt;/p&gt;
&lt;p&gt;Currently the brick siding you see is a facade, sometimes called a "veneer," and the wood interior is the structural part of the house.&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/4/1/4/9/4/ar12899932549414.jpg" height="201" alt="" width="251"&gt;Various construction materials combine to create this newer method, but essentially the brick is set off of the wood interior and exterior sheathing, which is all protected by some form of vapor retardation.&lt;/p&gt;
&lt;p&gt;The brick is virtually strapped to the house.&lt;/p&gt;
&lt;p&gt;As such, moisture develops between the brick and sheathing.&#160; It needs somewhere to go.&#160;&lt;/p&gt;
&lt;p&gt;Weep holes are an important part of the construction method to allow air in and moisture out.&#160; An excess of moisture in there can lead to its migration into the interior and when that happens the ultimate result can be molds.&lt;img src="http://activerain.com/image_store/uploads/4/0/5/9/7/ar12899934779504.JPG" height="244" alt="" width="325"&gt;&lt;/p&gt;
&lt;p&gt;&#160;&lt;/p&gt;
&lt;p&gt;This is one form of weep hole.&#160; A section of mortar between the bricks has been intentionally left out.&#160; Other weep holes can include a multiplicity of simple holes, or wicks, plastic inserts, and so on.&lt;/p&gt;
&lt;p&gt;Either way, when you look at a brick-sided house, weep holes are an important thing to look for.&lt;/p&gt;
&lt;p&gt;Often I don't see them!&lt;/p&gt;
&lt;p&gt;Why?&#160; Because they have been diligently eliminated by a home owner who does not understand why that silly brick layer left holes all over his house!&#160; By golly, he wanted to fix that "oversight..." and got right on it!&lt;/p&gt;
&lt;p&gt;Homeowner "fixes" I have seen include caulking, mortar, rags, spray polyfoam (which is ALWAYS very attractive) and wax!&lt;/p&gt;
&lt;p&gt;&lt;img src="http://activerain.com/image_store/uploads/1/9/1/2/5/ar128999377652191.JPG" height="300" alt="" width="400"&gt;The "fixes" look something like this!&lt;/p&gt;
&lt;p&gt;This particular house was built in 1972, just after the "new" brick facade siding came into vogue.&#160; As such it had weep holes all around.&lt;/p&gt;
&lt;p&gt;And these weep holes were filled all around by some house-savvy homeowner!&#160; This guy chose mortar.&lt;/p&gt;
&lt;p&gt;Some of it was cracking and loose so I could tell it had been there a while.&lt;/p&gt;
&lt;p&gt;Don't do this!&lt;/p&gt;
&lt;p&gt;Everything wants to breath, and eliminate moisture, even the walls of your house!&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;My recommendation:&lt;/strong&gt;&#160; When you approach a brick-veneered house, have a look around for weep holes.&#160; The house will be happy you did.&lt;/p&gt;

      <description>&lt;p&gt;The best way I know to illiwstrate how to install a T&amp;amp;P line on a water heater is to show one that is not installed correctly.&lt;/p&gt;

First the termination point is more than 6 " above the floor.&#160; The second is that it is not a smooth pipe.&#160; The t&amp;amp;p line must slope down continuously to the termination point.&#160; It is preferable to make the termination point outside where it can't damage baseboard or drywall.&lt;/p&gt;

      <title>DIY Porch Additions Gone Wrong</title>
      <description>&lt;p&gt;In this edition of DIY projects gone wrong I will explore porch and carport additions.&lt;/p&gt;
&lt;p&gt;When I design a house or an addition to a house I use certain criteria to decide whether I need to use the services of a licensed Structural Engineer.&#160; If the design includes a beam over 20', a ceiling height more than 10' or lateral resistance that cannot meet the prescriptive requirements of the code then I use the services of a Structural Engineer.&#160; Many Home Inspectors find an incorrectly built porch and they immediately recommend having a Structural Engineer look at it because recommending the method to repair it is beyond the scope of a Home Inspectors license.&#160; In my structural design classes at the Arizona State University School of Construction and in the course of designing many custom homes I have learned how to design structural members that meet standard building practices.&#160; This does not mean that I never recommend a Structural Engineer look at something or I try to practice Structural Engineering myself.&#160; It just means that I am able to set the threshold of when a Structural Engineer is needed a little higher&lt;/p&gt;
&lt;p&gt;The following pictures are of porch additions that were not done to standard building practices.&lt;/p&gt;
&lt;p&gt;This carport uses the fascia as the ledger for the rafters.&#160; The problem with this is that the rafters now rely on the weight of the roof to hold them up.&#160; Most would conclude that the weight of the rafters push down on the top cord of the trusses and therefore push down on the wall.&#160; In reality the wall becomes a teeter totter point that lifts up on the top cord of the truss.&#160; This can cause the top cord of the truss to split or pull up on the ceiling causing cracks in the ceiling.&lt;/p&gt;

&lt;p&gt;This next picture is the other end of the rafters.&#160; The steel columns sit on a block retaining wall.&#160; They are spaced close together, which is a good thing.&#160; The problem lies in the beam used to hold up the rafters.&#160; All beams should be oriented so that their longest side in cross section is vertical.&#160; If you look closely you can see this 2x sagging at the rafters that are not close to the columns.&lt;/p&gt;

&lt;p&gt;There are two other issues with this carport.&#160; The rafters are 2x6's at 24" on center.&#160; They span at least 16 feet.&#160; The slope of the carport roof is about &#188;" per foot.&#160; This carport is in Globe Arizona.&#160; In the Phoenix area we get snow about once every 100 years.&#160; In Globe they get it once or twice per year.&#160; If you stand back from the front of the carport you can see the bow in the roof.&lt;/p&gt;
&lt;p&gt;The home owner had inherited the home when his parents passed away.&#160; When I showed him the bow in the roof he said "No wonder my dad never parked the car under it when it snowed."&#160; Placing the rafters on the top of the wall would have increased the pitch of the roof to allow the snow to melt and run off faster.&#160; Sizing the beam and rafters appropriately would have made this carport much safer.&#160;&lt;/p&gt;
&lt;p&gt;In the next photo of a Phoenix home they didn't use the fascia as the ledger.&#160; They bolted the rafters to the ends of the truss top cords.&#160; This is a stronger connection but it still created the teeter totter effect.&#160; The 2x4 rafters are also too small for this patio.&lt;/p&gt;

&lt;p&gt;This is the front porch of the same Phoenix home.&#160; Here they did use the facia as the ledger.&#160; This time they covered it with the plywood.&#160; This also made the porch roof slope too shallow to allow for proper drainage.&lt;/p&gt;

&lt;p&gt;This patio has the beam vertical.&#160; The problem here is that the beam and rafters are undersized.&#160; The full weight of the patio is bearing on the nails.&#160; The post should be cut shorter and the beam should be sitting on top of the post.&#160; The hangers that are designed to connect the posts to the beams also help resist lateral forces.&#160; These nails will not resist any lateral forces.&lt;/p&gt;
